Mr. Kulp, a leader in the mortgage and real estate sectors, has been the regional manager of NVR Inc., the parent company of Ryan Homes in the Delaware Valley, since 2013. Serving the company’s markets throughout Eastern Pennsylvania, New Jersey, Delaware and New York, he manages five branch operations that report to him. He is also responsible for developing its salesforce and their sales and management skills. Leveraging many years of success, Mr. Kulp was affiliated with Wells Fargo Home Mortgage for two decades, beginning in 1994 as an area sales manager and regional builder manager and then as a regional builder sales manager. He also briefly worked for Norwest Bank before being acquired by Wells Fargo and spent over five years in real estate before pivoting to the mortgage industry.
A graduate of Lehigh University in Pennsylvania, Mr. Kulp received a Bachelor of Science in finance in 1988. He is also active in the Mortgage Bankers Association, where he can remain aware of industry trends. Civically, he has contributed financially to the Melmark School and The Children’s Home of Easton. Mr. Kulp has also served as the president and board of directors for the Lehigh Valley Charter High School for the Arts Foundation, where his daughter attends school, since 2018.
Mr. Kulp’s expertise has earned him recognition in the Leader’s Club at Wells Fargo and with various corporate awards. His knowledge of residential mortgages has shaped his career. Since joining NVR Inc., Mr. Kulp has successfully developed many sales personnel. He previously developed a significant team of loan offices during his tenure at Wells Fargo. Mr. Kulp attributes his success to his excellent mentors, upbringing and strong work ethic. Eager to continue making a difference in the community, he intends to focus on the future generation of leadership while enjoying his work at NVR Inc.
