Olde York LP

Joseph E. Scerbo, ME, Managing General Partner at Olde York LP, has been recognized by Marquis Who’s Who Top Executives for dedication, achievements and leadership in Engineering.

Mr. Scerbo has established himself in engineering, business and real estate development, marked by decades of leadership and innovation. Since 2004, he has served as a managing general partner at Olde York LP, where he has managed real estate and industrial properties in York, Pennsylvania. In this capacity, Mr. Scerbo partnered with NVR, one of the largest residential builders in the United States, to develop housing projects and continues to own property in the region. He plans to build a personal care facility on approximately 10 acres in collaboration with a national organization, which he considers his final major project.

Before his tenure at Olde York LP, Mr. Scerbo was instrumental in the growth and management of AMS beginning in 1975. His early work coincided with the company’s involvement in designing launch equipment for Cape Canaveral during the space race. By 1975, he was managing a team of 50 people and played a pivotal role in spinning off York Industries with a small group of colleagues. Under Mr. Scerbo’s guidance, York Industries expanded into multiple locations and became a significant player in the hydraulic industry.

After selling York Industries in his 50s, Mr. Scerbo acquired one of Milwaukee’s oldest companies, expanding its workforce to 500 employees and participating in major government programs. Following a 1989 noncompete agreement, he acquired and developed Bloom City USA, a Harrisburg-based distributor of cologne and recreational products, which he later sold to another distributor. This transition marked Mr. Scerbo’s full entry into real estate investment and development, a field that has remained his primary focus for more than two decades.

Earlier in his career, Mr. Scerbo began at AMF’s Brooklyn plant, which manufactured cigarette and cigar machines, before expanding into government aerospace work, including equipment used to handle the original atomic bomb. AMF later evolved into a recreational company with divisions that produced air-cargo loader rail systems, bowling equipment, Hatteras Yachts and Harley-Davidson motorcycles. The engineering division was eventually spun off and acquired by a group that included Mr. Scerbo around 1970.

In addition to his civilian work, Mr. Scerbo honorably served his country in the U.S. Air Force Reserve from 1958 to 1965. His service allowed him to develop leadership expertise and a determination he has relied on throughout his career.

Mr. Scerbo’s academic foundation was established at Stevens Institute of Technology in Hoboken, New Jersey, where he earned an executive master’s degree in engineering with a concentration in mechanical engineering in 2001. The rigorous education he received provided him with advanced technical knowledge and problem-solving skills that proved invaluable throughout his multifaceted career.

Beyond his business achievements, Mr. Scerbo has demonstrated a strong commitment to civic engagement. He served as the president of the Rotary International Club of Fort Lauderdale, Florida, for 30 years and of the Knights of Columbus for three years. Mr. Scerbo has remained an active donor and volunteer at his local church.

Mr. Scerbo’s most notable professional achievement was building a manufacturing operation from the ground up, starting solely with engineering expertise and subcontracted designs, then acquiring equipment and training machine operators using auctioned machinery. This accomplishment demonstrated his ability to create success from limited resources and fostered strong partnerships that propelled the company’s growth. Additionally, Mr. Scerbo’s engineering expertise led to seven patents over his career.

Reflecting on his career, Mr. Scerbo attributes much of his success to the example set by his father, a custom tailor who immigrated to the United States and built a business through discipline and determination. He also notes his family’s long European legacy dating back six centuries. The values instilled in Mr. Scerbo by his upbringing emphasized independence, responsibility and perseverance, qualities that have guided him through both personal and professional milestones.
